Tracking Historical Ownership

Chain of Title (historical ownership) reports are used to identify owners of properties and facilities back to 1940. A Chain of Title report is listed as a Standard Historical Source by ASTM 1527-05. Chain of Title reports are useful in determining obvious uses of the property as required by the ASTM Standard for the historical research conducted during a Phase I Environmental Site Assessment.

Using our vast, nationwide network of county-level abstract researchers, Banks provides a comprehensive Chain of Title report for any site within the United States. The report reviews public records covering all documents available including deeds, environmental liens and/or AUL’s, leases that may have environmental impact and major easements where land title records are recorded by law or custom, per the ASTM guidelines.

A standard Chain of Title review includes research and a detailed report. Instruments can be obtained by prior request only. The Chain of Title report will be conducted when the client has supplied Banks with a confirmed address and current property owner name or a legal description.
